Typical farmhouse used as an agritourism, with dependance and wellness centre, in a hilly and panoramic position with a magnificent view of Todi. Geographic position Less than 10 minutes from the historic center of Todi (only 4 km away), in a hilly and panoramic position, Casale vista Todi enjoys a magnificent view of the ancient village and the green Umbrian valley. The farmhouse is also barycentrically located with respect to the main historic centers of Umbria: thanks to the E45 highway, just 3 km away, it is in fact possible to reach Perugia (42 km), Orvieto (42 km), Spoleto (47 km) and Assisi (58 km) in less than an hour. The nearest airport is Perugia, a half-hour drive away (43 km), while Rome (137 km), with its airports (Rome Ciampino at 157 km and Rome Fiumicino at 168 km), is about 2 hours away by car. Description of buildings The property, which has a total commercial surface area of 3,052 sqm (to which are added porticoes of 22 and 44 sqm on the farmhouse and 53 sqm on the wellness centre), is used for agritourism and is composed of the main farmhouse of 528 sqm, a 66 sqm annex , the wellness centre of 325 sqm, a 33 sqm shed and two large sheds of 1,250 and 850 sqm. State and finishing The farmhouse is an integral part of the history of Todi and its entire district. In fact, there are certain news of its existence as early as the 1400s, although its origins are much older since, during its renovation, artifacts were found that can be traced back to Roman times. A bronze coin depicting “Caesar Augustus,” mosaic fragments, numerous worked travertine stones, and stone and brick load-bearing arches testify to the fact that the present building arose from the demolition of the so-called “Palace of Trajan,” a Roman villa whose concrete remains, still present today, can be traced back to the ancient foundations. The structure was then owned by the Nuns of the ancient order of Lucrezie, as also evidenced by a notarial deed dated August 9, 1699, who resided there at least until August 23, 1747, when the small inner church dedicated to St. John was stripped of the fresco depicting the “Virgin Enthroned with Child,” to be transferred to the inner chapel of a parish church where it is still preserved today. From then on the farmhouse was used as a farmhouse. In 1999 the current owners began renovations that have restored the Casale vista Todi to its former glory. All the buildings, which are in excellent condition, feature stone walls, wood and terracotta ceilings, solid wood doors, gates and fixtures. External areas The land surrounding the property covers over 7 hectares and includes garden, a small olive grove, arable land and forest.
